Front Street Access


Vehicular Access: Front-Load from Street

Homes built on these lots will result in a less continuous street wall massing and open side yard spacing in the overall streetscape. Homes typically have fuller backyards across the width of the lot. The presence of the front facing garage located to one side of the house results in different massing for these lots.

Street facing garages shall be a minimum of 30' behind the front façade, with the maximum of a single width driveway not exceeding 12' from front property line to façade line.



Alley Loaded Access


Vehicular Access: Rear Load from Alley

Homes built on these lots generally have a wider expression of house width, height and massing along the streetscape which allows more rooms on the second floor which provides great mass and height.

Most floor plans on these type lots host a very large outdoor courtyard area for "outdoor living" and less grass/yard maintenance.

Garage entrances are located either at the rear or sides of the home. Most homes have a front porch, inviting and enhancing the feeling of small town America.

Rear loaded access lots have a setback of either 17' or 27' from the middle of the rear alley.
